Even if we work hard throughout our lives and manage to have even a small tiled house of our own, the peace and happiness that come with it are truly incomparable. No matter how much money we earn, and even if we set aside a portion of that income for rent, there are many people who feel, “A rented house is still a rented house.” At the same time, there are also people who think, “I don’t need my own house. Why should I burden myself with an EMI? A rented house is enough.”

Some may even ask, “If I buy a house through an EMI, how can it be called my own house? Until the EMI is completely repaid, isn’t the bank that provided the loan actually the owner of the house?” Everyone may have different opinions and perspectives like these. Nevertheless, having a house of one’s own is certainly like having a kingdom of one’s own.

But will everyone be able to have their own house? Unfortunately, the answer is no.

For that, our birth chart (horoscope) must support us. In a person’s horoscope, Mars (Sevvai), the significator of land and property, must be strong and well placed. If Mars is weak or afflicted, the person may not have the Yoga for acquiring land or property. The fundamental factor behind owning a house is the strength of Mars, which gives the Bhumi Yoga (land/property fortune).

How can we know whether Mars is strong in our horoscope?

It is quite simple.

In the horoscope, Mars should ideally not be placed in the 6th, 8th, or 12th houses from the Ascendant (Lagna). Mars should not be conjunct Ketu, nor should Mars be placed in Ketu’s Nakshatra/Saram. Mars should not have a strong connection with the 8th house or its lord (Ashtamadhhipathi). The conjunction of Mars and Saturn can also, in certain circumstances, obstruct the Yoga for acquiring land.

If Mars is conjunct Rahu, a person may possess land or a plot but may face difficulties in immediately constructing a house on it.

So, how should Mars be placed?

Even if Mars is positioned in the 6th, 8th, or 12th house, it can still be favorable if Mars itself is the lord of one of these houses. Mars should preferably be placed in the 5th or 9th house. It is also beneficial if Mars receives the aspect of Jupiter.

Even when Mars is conjunct Saturn, it can be favorable if the Saturn accompanying Mars is the Ascendant lord, or the lord of the 5th or 9th house, or if Saturn receives Jupiter’s aspect.

It is even more favorable if Jupiter is placed in the 5th, 7th, or 9th house from the Ascendant and aspects Mars from there.

If Mars is the Ascendant lord and is associated with the 5th lord or 9th lord, the native is likely to become the owner of a good piece of land.

What if Mars is weak in the Rasi chart but strong in the Navamsa chart?

A question may arise: “If Mars is weak in the Rasi chart (birth chart) but strong in the Navamsa/Amsha chart, will Mars still help the person purchase a house?”

Generally, it is the Mars positioned in the birth Rasi chart that gives the more direct results. Mars gaining strength only in the divisional chart may not produce the same level of results in matters related to property.

Does Mars Dosha prevent a person from owning property?

When checking marriage compatibility, we often hear that a person has Mars Dosha (Sevvai Dosham). This may lead to another question: “If someone has Mars Dosha, will they also have a defect related to land and property? Can they buy their own house or land?”

There is no direct connection between Mars Dosha and purchasing a house or land. Mars Dosha is primarily considered in relation to marital life and marriage compatibility. It has no direct connection with a person’s ability to purchase land or a house.

Mars may help you buy land—but what about constructing a house?

Suppose Mars is well placed in a person’s horoscope and the person has successfully purchased a plot of land. Can that person necessarily construct a house on it?

Not necessarily.

Mars is primarily responsible for helping a person acquire land or a plot. Mars alone does not necessarily provide the ability to construct a house or building on that land.

I know many people who own their own plots of land but still live in rented houses.

If Mars is strong in a person’s horoscope but Venus (Shukra), the planet associated with comforts, houses and construction, is not favorable, the situation can be compared to a sweet-shop owner who is diabetic. Even though the entire shop is filled with sweets, he cannot enjoy them. Similarly, without the support of Venus, a person may own land but still face difficulties in constructing and enjoying a house.

At the same time, Venus alone being strong is also not sufficient to construct a house.

Mars and Venus must both be supportive

Both Mars and Venus need to be favorably placed.

For a house purchased through a loan to become fully owned without prolonged financial burden, the 4th house should be strong.

For that house to benefit the family and continue to support future generations, Saturn should also provide its support.

For auspicious events and happy occasions to take place frequently in that house, the support of Jupiter is beneficial.

Thus, when every planet works properly like links in a chain, a person can experience not only the happiness of owning a house, but also the peace and happiness that come from living in that house.

After all, there is a special kind of peace in saying, “This is my own home.”
